Mr. C Residences West Palm Beach is a 27-story Cipriani-branded tower rising at the corner of Lakeview Avenue and South Dixie Highway, at the threshold of Okeechobee Boulevard in downtown West Palm Beach. Developed by Terra and Sympatico Real Estate with architecture by Arquitectonica, the building delivers 146 private residences alongside a 110-room hotel — the first hotel-branded residential project in downtown West Palm Beach. Construction began in March 2025 at 65 percent presold, backed by a $285 million construction loan from Tyko Capital. Residences range from one to four bedrooms spanning 830 to 2,200 square feet, priced from $1.6 million.

Interiors by New York studio Meyer Davis draw on the city's historical character and the European yacht culture of South Florida's Intracoastal, with floor-to-ceiling windows framing views of the waterway and skyline. The amenity program spans a garden-level lap pool with cabanas, a signature spa with sauna and steam rooms, dedicated yoga and Pilates studios, a Bellini Café, a full-service Bellini Restaurant on the 25th floor, and an exclusive Bellini Rooftop Lounge.
